A home inspection is a visual examination of the physical condition of a home (or other building). This is usually, but not always, connected to the sale of that home or building and its findings often determine the successful completion of that sale.

A home inspection will usually include an examination of the foundation, roof, attic, heating and water systems, electrical and plumbing systems, as well as the general condition of the structure itself. An inspector will look for poor construction practices and make note of any repairs that might be required or any general maintenance issues. Importantly, they will also make note of any fire and safety issues that need to be addressed.

Home Inspections are not conducted on a Pass or Fail basis, it provides a report that shows an itemized list of the condition of the home or building and any work that should be done. The inspection and the creation of the report is often a condition of the sale of the home. An inspection is conducted in about 95% of all real estate home transactions.

The level of training and certification required of home inspectors varies from place to place, depending on state or provincial regulations, but it is always advisable for anyone considering buying a home to insist on an inspection by a certified, experienced professional. This can save the buyer from many potential problems and expenses in the future.

4  POINT INSPECTION

A four-point Inspection is often required when obtaining a new homeowners insurance policy or renewing an existing policy.  This 4-point insurance inspection includes a limited scope evaluation of the following four systems:

Roofing • Electrical • Heating-air conditioning • Plumbing

The focus of the inspection is to determine the approximate age, components, and general condition of these systems. Note: this type of insurance inspection should not be confused with a “standard home inspection” which is more comprehensive in regards to both detail and scope.

The Insurance company will typically require that the inspections be performed by suitably licensed and qualified persons.  All of our 4-point inspections are performed by a Florida State Licensed,  ASHI Certified Inspectors, therefore we are able to provide the various insurance required inspections.

Of course, there are many insurance companies and inspection requirements can vary and change at any time. You should consult with your insurance provider concerning any specific requirements.

Note: sometimes all that is required by the insurance company is the evaluation of a specific system of the house, such as the roof, electrical system, or a limited combination of systems. Partial inspection services are available.

WIND MITIGATION

What is a Wind Mitigation Inspection?

Wind Mitigation Inspections are a valuable inspection service that may save you up to 80% on your windstorm insurance.  Insurance discounts are available for building features that reduce damage during high wind events such as tropical storms and hurricanes. Such features include improved roof shingles, strong roof decks, hurricane clips/straps, impact resistant glazing or shutter protection for windows, roof shape and other construction techniques. The discounts are justified because stronger, more wind-resistive structures have lower windstorm losses, which mean reduced costs to insurance companies. Most existing structures have one or more wind resistive construction features and may qualify for some insurance discounts.

How Much Does An Inspection Cost?

The price of the inspection varies based on the size of the home. Larger homes take longer to inspect, hence the fees for these homes are greater than those for a smaller home. However, don’t let the price of the inspection determine whether or not you get a home inspection or the selection of your home inspector. The knowledge gained from an inspection is well worth the cost, and the lowest priced inspector is not necessarily a bargain. The inspector’s qualifications, including his experience, training, and professional affiliations, should be the most important consideration.
